Dempsey Auction reserves the right to offer the property any way we see fit to obtain the SELLER the most money. We will offer the Real Estate First. We will offer the House tract (Lot 111) first by the dollar. Then, we will offer lots 101-110 in pick-and-choice by-the-acre format, meaning you can take one or as many lots as you want with the acreage times the bid price. Then we will ask if anyone would like a combination. If there are any combinations, we will offer them at a raise we deem reasonable (5% +/-) by-the-dollar. Example: Auctioneer starts the bidding for lots 101-110. A high bid of $10,000 per acre is awarded to bidder #50. Bidder #50 gets their choice of lot(s) 101-110 to pick from. Bidder # 50 chooses to take 3 & 4 for $10,000 per acre, their total bid price would be $60,000. The auctioneer will then start the bidding again for the remaining tracts. This process will continue until all tracts are accounted for. Then, we will start the combination phase.
Personal Property will be auctioned off after the successful sale of the Real Estate. All personal property must be paid for in full on sale day and picked up on sale day!
