Dempsey Auction reserves the right to offer the property any way we see to obtain the SELLER the most money. 

Tentative Method of Sale: We will offer the House Tract (tract 7) first by-the-dollar. Then, we will offer the remaining tracts (Tracts 8,10,11,&12) pick-and-choice by-the-acre. 

We reserve the right to offer the properties in individual tracts, combinations of tracts, or in their entirety.  Each combination will require a raise we deem reasonable, generally a 5%.  

COMBINATION RULES:

IF A PURCHASER SELECTS MORE THAN ONE TRACT AND THEY DO NOT JOIN THEY WILL BE PLACED ON SEPARATE CONTRACTS.

IF A PURCHASER SELECTS TRACTS THAT DO JOIN BUT BUYS THEM AT VARIOUS TIMES SUCH THAT HIS/HER TRACTS ARE ON DIFFERENT CONTRACTS, WE THEN RESERVE THE RIGHT TO OFFER THEM IN COMBINATIONS WITH OTHER TRACTS.

IF A PURCHASER BUYS MORE THAN ONE TRACT AND THEY JOIN, THEY WILL BE PLACED ON ONE CONTRACT, WE WILL NOT SEPARATE THESE TRACTS IN COMBINATIONS, BUT WE STILL RESERVE THE RIGHT TO COMBINE THESE TRACTS WITH OTHER TRACTS.

IF THE SAME PURCHASER BUYS ALL TRACTS, WE STILL RESERVE THE RIGHT TO OFFER THE PROPERTY AS A WHOLE.
